Below is a list of services we provide our agents.

Transaction Coordination Services for Buyer or Seller Contract: $450

Review Contract for completion and notify Agent if documents are incomplete
Send TC introduction and instructions to Agent’s client with key dates and deadlines
Provide Agent’s Preferred Inspector, Homeowner Insurance and Home Warranty list
Send TC introduction and contact information to Co-Agent, Lender & Title Company
Confirm Delivery of Contract, Earnest Money and Option fee to Title and obtain receipt
Create and maintain Agent office compliance application, including uploading files and adding and tracking dates and deadlines on calendar
Update listing status in NTREIS and Showingtime, if applicable at Agent’s direction
Coordinate ordering HOA documents with Title, as needed
Distribute Survey and T47
Respond to emails with all parties and copy agent on correspondence Confirm that repair invoices are received and all requested repairs are complete
Communicate with lender for appraisal and loan status
Provide utility company contact information to Agent’s buyer Schedule closing in accordance with client’s availability and notify all parties
Create and submit CDA to Agent’s office, if applicable
Notify Client of their closing appointment, provide directions to Title Company and also provide closing instructions
Confirm key exchange with Co-Agent
Ensure you get paid! 

*Transaction Management – $450 (includes all services listed above plus amendment preparation at Agent direction)

MLS Listing Input: $125

At the direction of the Agent
Input listing information from the data input form 
Add showing instructions and preferred Title contact information
Upload photos 
Add link to any virtual tours or Matterport
Upload documentation such as survey or seller’s disclosure
Set listing status to Incoming, Coming Soon or Active.

Start the transaction in Agent’s broker compliance application
Upload documents to Agent’s broker compliance application

Preparation of Representation Documents, Offers, and Amendments – $50

At the direction of the Agent
Prepare offer in Instanet or Agent’s preferred forms application
Prepare amendment in Instanet or Agent’s preferred forms application
Upload and mark-up documents for initials and/or signatures
Place marked up documents in Agent’s preferred signing application Drafts (Docusign, Authentisign, etc) for Agent to review and send

Transaction Clean-up: $150

All compliance-required documents and information to be provided by Agent
Review, sort, and upload necessary documents to Agent’s office compliance application
Add applicable dates and contact information
Submit transaction to compliance for close-out

Transaction Training – $200

Walk agent through transaction input process
Check in on transaction as it progresses
Assist agent with funding request

Special Projects – $30/hr

Provide details of the project you would like completed
Database Management
Social Media Management
Email Marketing
Mail-outs
Homestead Exemption reminders
Shopping for closing gifts
